    Mobile homes are only mobile until they are parked, which is done with the intention of being permanent. Why? Weather. It makes no sense to keep the home mobile if you may never move, and it making your home more vulnerable to severe weather. They make foundations for the homes to rest on 'permanently', and moving them after that point is not an easy job. It will likely permanently damage the structural integrety of the house even if you do it.

    I've lived in a Manufactured home for 20 years, paid $42,500 for it brand new on a city lot. Appraised now for $89,000. If I sold it now for around $70,000 I would make a profit of around $20,000. I have added ascetics.

    The big legal question is and always has been...
    "How badly can we allow stupid people to be fleeced by their stupid decisions?"
    Nobody cries if you buy garlic coca-cola (was a real thing btw) and then you get buyers' remorse. Nobody cares if you buy stocks and lose money.
    Just where does a mobile home fit on this spectrum? It's a large irresponsible purchase for people without much money.
    Obviously, step 1 is educate... but again... there will ALWAYS be stupid people in the world... Do stupid people have the right to make stupid decisions? If you have more stupid people willing to buy a finite resource that they SHOULDN'T want to buy... can you raise the price until the supply and demand converge?
    The fact is, if stupid people weren't so damn stupid and so damn plentiful... mobile homes and lots wouldn't sell for as much as they do and there would be no problem here.
    The problem STARTS with people being stupid... so what can be done about that?

    Try paying lot rent that is $XXX base cost, add sewer, water, storm water and don't forget "size/location prime" = $XXX.XX on a fixed income. Add on home mortgage with homeowners ins. Pay just as much as if the home was an apartment.

    This is happening right next to my place of work. They're evicting dozens of families, many of whom are immigrants who run local businesses - ironically, predominantly in construction trades. Average rent in the area has doubled in the last decade. It's an utter shitshow. (Eastern Pennsylvania, for those wondering)

    In most of the country, the key to calibrating the proper rent means knowing the price of a decent two-bedroom in the surrounding area. If the going rate is $700 a month, Rolfe said, then cap your lot rent at half that. And think long and hard, he warned the class, before crossing the $500 threshold. The industry “sweet spot” is a lot rent of $495, he explained, but raising it by another $5 “could mean death.”
    Or what if Pontoon Beach is simply your best option? With around 10,000 lots scattered mostly across the Midwest and the Central Plains, Rolfe and Reynolds are about equivalent in size to a public-housing agency in a midsize city - and in an important way, they play the same role. Those living in public housing are generally required to pay up to 30 percent of their household income as their share of the rent. Rolfe and Reynolds’s tenants pay on average closer to 20 percent...

    Their tenants, though, tend to stay if for no other reason than a lack of options. The average resident has “such bad credit,” Rolfe said, that it would be a deal-killer for most landlords running credit checks on potential tenants. Those who are retired are thankful that they own a place of their own, even if it’s only a metal box, because it allows them to live on the little they have. And here Rolfe and Reynolds are providing safe, low-cost housing to those who can’t afford to pay more or choose not to.

    “We’re the Dollar General store of housing,” Rolfe said, adding, with an amiable grin, “If you can’t afford anything else, then you’ll live with us.”

    By the way, $20k to move a mobile home conflicts with everything I've read about the industry, and is probably an extreme case. I don't recommend John Oliver as your only source of news, and neither do others:
    But if you're more interested in seeing yourself as a victim, you won't want to listen to us.

    Default on any loan and you will get similar phone calls and suggestions.
    No one owns the land on which their home is sitting. Mobile homes have lot rent and non-mobile homes have property taxes.
    In both cases if you don’t pay, you’ll lose your home even if it’s paid off.
    The system is rigged by criminal politics in bed with corporations and media.

    I'm with you most of the time, but this week doesn't make sense. Here's why. Yes, most of the time mobile home properties are owned by Mom and Pop companies and as the "mom and pop" die out, their kids are selling out. The space rent on these places haven't kept up with the surrounding communities. Rent is rising everywhere. When new owners come in, they raise rent to match the surrounding communities. It's sad but the new owners are not going to do business at a loss. Remember that they bought the property at market value and most likely they'll have a loan on the property. If they paid market value for the property, they'll have to rent it out at market value to break even or make a profit. If it was super lucrative, you'd see mobile home parks pop up everywhere, but it's not.

Property records show they put half down and took out a $4.75 million mortgage from J.P. Morgan. Neither Oliver nor his wife’s name appears on the mortgage. Hoagie’s Place (named after his dog) is identified as the buyer in the mortgage, but it's listed address is an office building in Encino, California that houses dozens of shell corporations and revocable trusts. Oliver benefits from New York’s property tax system, which offers huge advantages to residents of rich enclaves like the one where he lives. For example, even though Oliver paid $9.5 million for his penthouse, the city assessed its market value for tax purposes at just $1.3 million. However, only $515,000 of that amount was billable for property taxes. At a rate of 12.8 percent, Oliver normally would have paid $66,390. However, property tax records show that, thanks to Trump and Roy Cohn, Oliver gets the very generous 421-a tax break on the penthouse. Hence, his property’s billable value after the exemption plunged by over $300,000, and he owed just $27,343 for 2016. That comes out to a property tax rate of roughly 0.25 percent, which would make Ronald Reagan and Ayn Rand dance in their graves from happiness.

      Your attempt to rile up everyone’s anger against John has no merit if you’re not including the location of this real estate as a part of your criticism, because if he lives and works in New York City or near suburbs or Los Angeles, 9.5 million doesn’t purchase a lot of house for a family. I’m just an allied health care professional in Los Angeles, hardly an MD, and live in an 1100 square foot townhouse, that’s a million dollars. Average middle class families pay at least $500,000 for basic housing, more than half their salaries to own in CA, and NYC, which is where I think John lives is worse, 700 square feet studios are a million dollars, so when you say 9.5 million for a fucking house, when put in the perspective of location is probably a good house, but he’s not living as huge and lavish a lifestyle that you are insinuating here to call him hypocritical. It’s just what people have to spend in those cities and even though he’s paid well, even he probably spends most of it on housing.....and maybe he got more back in taxes, but be assured he pays 10 times more than anyone could probably imagine in property taxes, so don’t characterize his financial profile without including everything that could burden whatever bonus he may have gotten from a tax break.

    Since I move to US 22 years ago I still can’t understand how people can be extremely stupid to put a semi fixed home on somebody else land. I can’t comprehend it’s an absurd. I would live in a mobile home as long as I own the land and the whole thing would cost under 40 k off course for regular lot size. Here in my area people are paying up to 160 k for a mobile home, when there’s plenty of actual houses for even less than that. I will never understand how can some Americans can be sooo brainwashed.
